Questions

How it’s calculated

What is the difference between gross and net yield?

Gross yield is a full year of rent ÷ purchase price. Net yield starts from the rent you actually collect after vacant months, subtracts maintenance, property tax and repairs/insurance to get net operating income, and divides that by your total investment (purchase price plus other costs such as stamp duty and interiors).

What counts as a good rental yield?

The calculator compares your gross yield with a typical Indian residential range of 2–4% and labels it below, around or above that range. It also shows the price-to-rent ratio: how many years of rent it would take to equal the purchase price.

How is cash flow calculated if I have a loan?

Monthly cash flow is net operating income ÷ 12 minus your home loan EMI, using the loan amount, rate and tenure you enter. A negative figure means you top up from your own pocket each month.

How is the year-5 rent projected?

Today’s rent is grown by your expected annual rent increase, compounded four times to reach year five. Year-5 gross yield divides that rent by today’s purchase price, so it assumes the price stays where you bought it.
