Questions

How it’s calculated

How is the EMI calculated?

We use the standard reducing-balance formula: EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P is the loan amount, r is the annual rate divided by 12 and n is the tenure in months. If you enter a 0% rate, the EMI is simply the loan amount divided by the number of months.

How are total interest and total payable worked out?

Total payable is the EMI multiplied by the number of months. Total interest is total payable minus the loan amount. The principal vs interest bar shows each as a share of total payable.

What does the year-by-year schedule show?

For each year of the loan it shows the principal repaid, the interest paid and the balance left at year end. Each month, interest is charged on the outstanding balance and the rest of the EMI reduces principal, so early years are interest-heavy and later years mostly repay principal.

Does it include processing fees, prepayments or rate changes?

No. It assumes a fixed rate for the whole tenure and no part-prepayments. Tenure is rounded to whole months. Loan processing fees are covered in the Stamp Duty & Total Cost calculator.
