Co-own verified below-market property with investors you’ve met.
Some of the best distressed deals are too large for one buyer. The club brings together small groups of vetted members to buy them together — each with their name on the title, and none of their money passing through us.

Shares follow contribution. If the flat is rented at ₹55,000 a month, Member A receives 30% of the net rent and Member C receives 15%. When the group sells, sale proceeds and capital-gains liability are split the same way.
From application to registered owner.
- Step 1
Apply and get verified
Tell us your ticket size, horizon and the property you like. We complete KYC (PAN, Aadhaar, source of funds) on a call before approving you.
- Step 2
Receive club-only deal briefs
When a verified distressed property is too large for one buyer, members get a brief on WhatsApp: the Verification Report, the price, the group size and the per-member ticket.
- Step 3
Commit your share
Members commit their amount in writing. Once the full price is covered, the group is locked and everyone is introduced to each other. No one is added without the group knowing.
- Step 4
Sign the co-ownership agreement
An independent property lawyer drafts the structure (joint deed or LLP) and a co-ownership agreement covering shares, rent, costs, decision-making and exit. Every member reviews it with their own advisor.
- Step 5
Pay the seller and register
Each member pays their share directly to the seller or the seller’s lender at registration. The sale deed is registered with every member (or the LLP) as owner.
- Step 6
Hold, earn and exit together
Rent, if any, is split by share. You exit when the group agrees to sell, or by selling your share to a co-owner first. We help find buyers for both.
Two ways to hold a club property.
The lawyer recommends a structure for each deal based on group size and how long members plan to hold. Either way, you are an owner — not an investor in someone else’s fund.
Joint Sale Deed
- Every member is named as owner on the registered sale deed, with their percentage share recorded.
- Simplest and cheapest to set up — no entity to run or file returns for.
- Selling needs every co-owner to sign, so the co-ownership agreement matters a lot.
Per-Deal LLP
- A Limited Liability Partnership is formed for one property; members become partners in proportion to their contribution.
- Easier to transfer a partner’s stake without re-registering the property.
- Costs more — incorporation, annual ROC filings and an audit if thresholds are crossed.
We put the deal and the group together. You own it.
What Dealkarado does
- Source and verify every property through our 8-step process
- Match you with members on ticket size and holding horizon
- Introduce an independent property lawyer and share a co-ownership agreement template
- Coordinate site visits, the negotiation and the registration day
- Help find buyers when the group — or one member — wants to exit
What we never do
- Collect, pool or hold your money — you pay the seller directly
- Manage the property as a fund or issue units to you
- Promise rental yields or appreciation
- Give investment, legal or tax advice
- Add anyone to your group without the group’s consent
Co-owning property isn’t for everyone.
The club suits people who can put at least ₹25 Lakh into one property and leave it there for three years or more.
Your money is locked up
Property takes months to sell, and a part-share takes longer. Only invest money you won’t need for your full holding horizon.
Co-owners can disagree
On when to sell, at what price, or whether to rent. A clear co-ownership agreement with voting and buy-out rules is the protection.
Distressed property carries extra legal risk
Loans, family claims or litigation can surface late. We verify what we can, but get your own lawyer to review the title before you commit.
Below-market is not a guaranteed profit
A discount on entry helps, but markets can fall. Nothing on this page is a promise of returns.
Frequently Asked Questions
How is this different from fractional ownership platforms?
Platforms regulated by SEBI as Small and Medium REITs buy an asset worth ₹50 Cr or more through a company they manage, and you buy units in it. In the club, you and a small group own the property directly — your name is on the deed or on an LLP you are a partner in — and Dealkarado never manages your money. The trade-off is that the group makes its own decisions and handles its own exit.
Is membership really free?
Yes. There is no fee to join and no annual charge. When a club deal closes, our standard consultancy fee for the transaction is disclosed in the deal brief before you commit anything.
Why is the minimum ₹25 Lakh?
Most club deals are ₹1–4 Cr. A ₹25 Lakh floor keeps each group to roughly 4–10 people, which is small enough for everyone to know each other and to agree on decisions like selling or renting.
Can I choose who I co-own with?
You see the group size before committing, and every member is introduced before the co-ownership agreement is signed. You can also bring people you already know — tell us in your application.
What happens if I want to exit before the others?
The co-ownership agreement usually gives other members the first right to buy your share at a fair value. If none of them do, we help you find an outside buyer, subject to the terms the group agreed.
What about taxes, TDS and loans?
Each co-owner is treated as a buyer in proportion to their share, including for TDS on purchases above ₹50 Lakh and for capital gains when you sell. Bank loans on a part-share are harder to get, so most members invest their own funds. Take advice from your own CA.
Can NRIs join?
NRIs can generally buy residential and commercial property in India, but not agricultural land, and payments must come through NRE/NRO accounts. Mention it in your application and we will factor it into the structure.
