Home Affordability Calculator

Your budget is capped by two things: the EMI your income can carry, and the loan your down payment unlocks. This calculator works out both limits, takes the lower one, and tells you which is holding you back.

Limited by income

Your income is the limit. Lenders will let you pay up to ₹1,00,000 a month in EMIs, which supports a loan of about ₹1.15 Cr. More savings won't raise this; a higher income, fewer existing EMIs or a longer tenure would.

Banks set the LTV by loan slab (RBI rules): up to 90% for loans up to ₹30 L, 80% for loans of ₹30–75 L and 75% above ₹75 L. This calculator uses the single LTV you enter, so pick the slab your target price falls in. Budget a further 7–8% of the price for stamp duty, registration and other costs, which banks do not fund. Actual eligibility also depends on your credit score, age and employer.

Questions

How it’s calculated

How is the income limit calculated?

We take your monthly take-home income × FOIR (the share of income a lender lets you spend on all EMIs) and subtract the EMIs you already pay. That is your EMI headroom. We then work out the largest loan that EMI can repay at your interest rate and tenure, and add your down payment to get the highest price your income supports.

How does the down payment limit the price?

Lenders only fund up to the loan-to-value (LTV) share of the price, so your down payment must cover the rest. That caps the price at down payment ÷ (1 − LTV). For example, ₹20 L down at 80% LTV supports a price of up to ₹1 Cr.

Which number is my budget?

The lower of the two limits. The loan amount is that price minus your down payment, and the EMI shown is the EMI on that loan. The result also says whether income or down payment is the binding constraint, so you know which one to work on.

Does it apply the RBI LTV slabs automatically?

No. It uses the single LTV you enter, so choose the slab your target price falls in (90% up to ₹30 L, 80% for ₹30–75 L, 75% above ₹75 L). It also does not account for stamp duty and registration, which banks do not fund, or for your credit score, age and employer.
