Assumes an all-cash purchase (no home loan) and that the property is worth its fair market value from day one, then grows at the appreciation rate. Purchase costs are charged on the price you pay. A distress price is only a real saving if the title is clean and the market value is independently verified; see how we verify every Dealkarado listing.

Questions

How it’s calculated

What is day-one equity?

Fair market value minus everything you put in: the deal price, purchase costs (stamp duty, registration and legal, as a % of the price paid) and repairs. Expressed as a share of market value it is your effective discount, which is usually smaller than the headline discount on price alone.

How are the deal’s returns compared with buying at market?

Both scenarios assume the property is worth its fair market value and grows at your expected annual appreciation for the holding period, then is sold with your selling costs deducted. The only difference is the price paid, so the gap in profit, total ROI and CAGR is the value of the discount.

Does it account for a home loan?

No. It assumes an all-cash purchase, so ROI and CAGR are returns on the cash you invest. Rental income is not included either; use the Rental Yield calculator for that.

What does "No real discount after costs" mean?

If the deal price plus purchase costs and repairs comes to the market value or more, there is no day-one equity: once costs are counted you are not buying below market.
